Your Responsibilities as a Landlord

You must ensure that the electrical installation and all electrical appliances supplied by you as landlord are ‘safe’ with little risk of injury or death, or risk of damage to property. This applies throughout the life of the tenancy and includes all mains voltage household electric goods often supplied by a landlord such as cookers, kettles, toasters, fridge freezers, washing machines etc.

One way of helping to achieve safety is to undertake a regular formal inspection of the installation and appliances on an annual basis or at change of occupancy.

The Electrical Safety Council advises best practice is to:

• Carry out Periodic Inspection and Testing at least every five years or on a change of tenancy.
• Carry our regular checks on Portable Appliances.
• Ensure that a suitable fire alarm system (and emergency lighting where required) is installed and routine maintenance undertaken.
• Ensure that all installations are carried out by an electrician who is a member of one of the government approved schemes.
